There are three numbers that those with eyes in Oklahoma real estate market should be focused on. There has been a shift in inventory with more homes hitting the market, unlike previous months. Newly listed homes are sitting on the market on average 25 days before being snagged up by a buyer. The average price point for buyers here in Oklahoma is $308,343. Closed versus Listed trends yielded a 74.8% ratio, up from the previous year’s, July 2022, at 74.3%, a 0.68% upswing. This will certainly create pressure on an increasing Months Supply of Inventory (MSI) in the months to come.
